FAQ

Common questions about buying owner-financed raw land in Arizona. Still curious about something? Text 480-201-7275.

How does owner financing work?

You buy the land directly from the owner and pay over time — no bank involved. You put a small amount down to claim your parcel, then make a fixed monthly payment until it's paid off. When the balance reaches zero, the deed is yours.

What is the $99 down special?

Right now every parcel starts with just $99 down to lock in your spot. The remaining balance is spread across simple monthly payments. The exact monthly amount is shown on each parcel's page and in the payment calculator.

Do you run a credit check?

No. There's no credit check and no bank approval. If you can make the down payment and keep up the monthly payments, the land is yours to buy.

How do I make my payments?

You can pay the $99 down right on the website through secure checkout. After that, we'll set you up with your monthly payment plan when you sign your agreement.

Is there interest?

It depends on the parcel. Some are offered interest-free, and others carry a low fixed rate. Each parcel page shows its rate, and the calculator lets you see the exact monthly payment.

Can I pay it off early?

Yes — you can pay off the balance any time, with no early-payoff penalty. Every dollar you pay goes toward owning the land sooner.

What happens after I pay the $99 down?

We'll confirm the parcel is still available and send you a simple owner-finance agreement. Once that's signed, your monthly plan begins and the parcel is reserved for you.

Can I visit, camp, or build on the land?

In most cases, yes, once you're under agreement — subject to your county's rules for the parcel. Always verify zoning, building, and camping rules with the county before you make plans.

Who pays the property taxes?

This is spelled out in your owner-finance agreement. Property taxes on rural Arizona land are typically modest. Ask us for the specifics on the parcel you want.

Does the land have utilities and road access?

It varies by parcel — most are rural and off-grid. Access and utility details are listed on each parcel's page. We always encourage buyers to verify access and utilities independently before buying.

When do I get the deed?

When you've paid the balance in full, the deed transfers to you and the land is yours free and clear.

How do I reach you?
